You've decided to buy a new place. Congrats!

Ready to start checking out all those beautiful homes?

Hit the brakes, young grasshopper! You must prepare for your search and make sure all of your ducklings are properly in a row...

There are a few things you should do before hitting the Open Houses in order to be ready to not only find but GET your dream home. The worst thing that could happen is that you fall in love with a place, but lose it to someone else because they came prepared to put in their offer.

So what's a guy or gal (or gender non-normative human) to do?  Three steps to get it right:

  1. Get a pre-approval (gifs and explanatory texts to come for all of these)
  2. Complete a REBNY Financial Statement (esp for coops DTI/post-closing liquidity)
  3. Have a lawyer ready and waiting
And if you don't do this?

You might be ducked!
